JCT Standard Building Contract With Quantities 2024
1. Parties
This Agreement is made the 15th day of March 2026 between:
The Employer: Barrett Homes Ltd of Wessex House, Winchester Road, Southampton SO16 7GF
The Contractor: Elevated Construction Ltd of Unit 4, Chilworth Business Park, Southampton SO16 7JZ
2. Works
The Contractor shall carry out and complete the Works known as Oakwood Meadows Residential Development, Winchester in accordance with the Contract Documents.
3. Contract Sum
The Contract Sum is £4,200,000.00 (Four Million Two Hundred Thousand Pounds) exclusive of VAT.
4. Completion Date
The Date for Completion of the Works is 30 June 2025.
The Date of Possession is 15 January 2024.
5. Retention
The Retention Percentage is 5%. Half of the retention shall be released upon Practical Completion. The remaining half shall be released upon the expiry of the Rectification Period of 12 months.
6. Liquidated Damages
The rate of liquidated and ascertained damages is £5,000 per week.
7. Insurance
The Contractor shall maintain professional indemnity insurance of not less than £5,000,000 for any one occurrence or series of occurrences arising out of one event.
8. Payment
Interim valuations shall be carried out at intervals of 1 calendar month. The final date for payment of interim certificates is 14 days from the date of issue.
